- Full Tax Returns and W-2’s for the last 2 years
- Credit Union/Bank Statements for the past 2 months
Miscellaneous Items (If Applicable)
- Divorce documents including, Petition, Final Decree, Settlement Agreement
- Documented child support payments for the last 12 months (only if you want the income to be considered)
- Bankruptcy documents including, Petition and Final Discharge with a letter of explanation regarding the bankruptcy
- If self-employed or commissioned complete tax returns covering the past 2 years
- Corporate tax returns for the past 2 years if your business has been incorporated
- Year-to-date financial statements to include, Profit & Loss Statement and Balance Sheet
- Letter of explanation regarding derogatory credit
Purchase
- Final purchase contract with all addendums signed by buyers, sellers and realtors
Refinance
- Warranty Deed
- Owners Title Policy
- Survey
- Homeowners Insurance Policy
- Current property tax bill
- Mortgage Statement
